Halstead Street, Bolton
This project involved the restoration of 53 historic properties, all of which were occupied by tenants. The goal was to return these buildings to their original aesthetic while enhancing
their durability. Tasks ranged from paint removal and mortar repointing to brick replacements and breathable renders. Modern upgrades, such as window sealant improvements, were also implemented. Thoughtful planning and effective communication ensured minimal disruption to tenants and nearby businesses.

Challenges and Solutions
· Working in tenanted buildings required meticulous planning and constant communication. Access was coordinated to align with tenants’ schedules, and any inconveniences were promptly addressed.
· The properties’ location in a bustling area necessitated special measures. Temporary barriers, signage, and carefully scheduled tasks minimised disruptions to businesses and pedestrians.
· The scale of the project meant that materials, equipment, and labour had to be managed in phases. Incremental scaffolding setups and staged deliveries prevented congestion and ensured smooth operations.
· Outdoor activities like Doff cleaning and render application were subject to weather conditions. Contingency plans were put in place to adapt the schedule and maintain progress.
Communication and Collaboration
Detailed notices outlining the work schedule and potential impacts were provided beforehand. Regular updates and a dedicated liaison ensured tenants’ concerns were promptly addressed. Business owners were kept informed through regular meetings to address access or disruption concerns. This proactive approach fostered positive relationships and ensured minimal interference.
